These Terms of Service (“Terms”) set out how we provide our services to landlords and property owners through our website www.curatedkeys.co.uk. By using our site or engaging our services, you agree to these Terms.

We are a UK-based business providing services to landlords, including but not limited to short-let management, property setup, hosting consultation, listing optimisation, and marketing support.

2. Acceptance of Terms

By using our website or requesting our services, you confirm that you have read, understood, and agree to be bound by these Terms. If you do not agree, please do not continue using the site or services.

3. Description of Services

Our services are designed to help landlords market and manage their rental properties. These may include:

Property setup and staging advice

Airbnb or holiday let listing management

Pricing, photography, and guest communication support

Cleaning, maintenance, and check-in coordination (where applicable)

The details and fees for each service will be outlined in a written proposal, quote, or service agreement.

4. Fees and Payments

Fees for our services are clearly communicated before work begins.

Payment terms and due dates will be detailed in your individual service agreement or invoice.

Late payments may incur interest at 4% above the Bank of England’s base rate.

All prices are in GBP (£) and may be subject to VAT where applicable.

5. Client Responsibilities

As a landlord/property owner, you agree to:

Provide accurate property details and required documentation.

Maintain appropriate property insurance and safety compliance (e.g., EICR, gas safety).

Inform us promptly of any changes to property status or legal ownership.

Ensure utilities and necessary access are maintained throughout our engagement.

Failure to comply may limit or suspend our services.

6. Our Responsibilities

We will:

Perform our services with reasonable skill, care, and diligence.

Maintain confidentiality of your personal and business information.

Comply with all UK data protection laws (see our Privacy Policy).

However, we cannot guarantee specific occupancy levels, income, or platform performance (e.g., Airbnb system availability).

7. Limitation of Liability

We are not liable for:

Any indirect or consequential loss (e.g., lost bookings, lost profits).

Faults caused by third-party platforms such as Airbnb, Booking.com, or property maintenance contractors.

Any loss arising from inaccurate information provided by clients.

Our total liability for any claim shall not exceed the amount paid for the services in question.

8. Termination

Either party may terminate the agreement with written notice (usually 30 days, unless otherwise agreed).
If terminated early, you must pay for all work completed up to the termination date.

9. Intellectual Property

All website content, branding, and materials created by Curated Keys Property Services Ltd. remain our intellectual property, unless explicitly transferred in writing.

10. Website Use

You agree not to misuse the website, attempt unauthorised access, or copy content for commercial use without permission.

11. Governing Law

These Terms are governed by the laws of England and Wales. Any disputes arising will be subject to the exclusive jurisdiction of the English courts.

12. Updates to These Terms

We may review and update these Terms periodically. The most recent version will always appear on this page with an updated date.

Terms & Conditions — Property Consultation Services

1. The service

These terms apply to the purchase of the following services provided by Curated Keys Property Services Ltd:

Tier 1 — Remote Property Consultation (£197)

Tier 2 — Full Property Consultation (£347)

Tier 3 — Full Setup Package (£697)

2. Payment

Full payment is required at the time of booking. All prices are inclusive of any applicable taxes. No VAT is charged.

3. What's included

The scope of each service is as described on the product page at the time of purchase. Curated Keys reserves the right to update service descriptions for future bookings.

4. Scheduling

Once payment is received, Helen will be in touch within 2 working days to schedule your consultation or site visit. Consultations are available Monday to Friday, 9am to 6pm.

5. Cancellations and rescheduling

You may reschedule your consultation with at least 24 hours notice at no charge. Cancellations made with less than 24 hours notice forfeit the session. Cancellations made before any work has commenced will receive a 50% refund. No refund is available once a consultation has taken place or materials have been delivered.

6. Site visits — Tier 2 and Tier 3

Site visits are available within the Norwich and King's Lynn area. Travel outside this area may be subject to an additional mileage charge, agreed in advance.

7. Voxer access — Tier 3 only

Unlimited Voxer messaging is available throughout your active setup period, defined as the period between your site visit and your property going live. Messages will be responded to within one working day, Monday to Friday.

8. The £150 onboarding credit

The £150 credit toward your Curated Keys onboarding fee is valid for 12 months from the date of your consultation. It is non-transferable, has no cash value and applies only if you proceed to sign a full management agreement with Curated Keys Property Services Ltd.

9. Confidentiality

All information shared during a consultation is treated as confidential and will not be shared with third parties.

10. Limitation of liability

The advice provided during a consultation is based on current market data and Helen's professional experience. Curated Keys cannot guarantee specific income outcomes. Any financial projections are illustrative only.

11. Intellectual property

All materials, guides, schedules and reports delivered as part of this service are for your personal use only and may not be resold or redistributed.

12. Governing law

These terms are governed by the laws of England and Wales.
